One of the most common questions homeowners ask is simple: What is my home actually worth right now?

The short answer? It depends.šŸ’šŸ¼ā€ā™€ļø


Online estimates like Zillow or automated home value tools can give you a rough idea, but they’re often wildly off. Those algorithms can’t see your upgrades, your lot, your view, or the real condition of your home. That's where I come in.


And those details matter — a lotšŸ 


Your home’s value is driven by three main things: recent comparable sales, current buyer demand, and the condition of your property.Ā A house down the street may have sold for a certain price, but if it had a renovated kitchen or a larger lot, that difference affects your value.

Timing also plays a role. Spring and early summer ā˜€ļø tend to bring the most buyers into the market, which can create stronger demand and higher prices for sellers.


But pricing a home correctly is critical. Price too high and buyers scroll right past your listing. Price strategically and you may create competition that drives the price up.


That’s why a professional market analysis matters more than an automated estimate.
